WHAT ARE THE TOBY AWARDS

The Outstanding Building of the Year (TOBY) Awards are the most prestigious and comprehensive programs of their kind in the commercial real estate industry. The program recognizes outstanding performance in buildings and rewards excellence in building management.

Buildings can enter in a category based on size or other classification such as Suburban Low and Mid-Rise, Corporate, Medical, Industrial, Retail, Renovated, and Earth.

The competition consists of three levels. The competition begins at the BOMA local association level, winning entries advance from there to the regional level and, finally, regional winners advance to the international level.

The BOMA Southern Region 2018 Conference will be hosted by BOMA Fort Lauderdale/Palm Beaches at  Margaritaville Hollywood Beach. (more information

The International TOBY Awards will be presented at the BOMA International Conference in San Antonio, TX on June 26, 2018. (more information)


THE PROCESS

There is no doubt the TOBY Awards Gala is a night to remember. But there is a lot that happens to get to the point where we celebrate all of the hard work that goes into running award-worthy buildings. It all starts with our property management teams and their buildings.

While you are preparing your building to be judged for competition, teams of BOMA FTLPB volunteer judges are assembled. Judging teams are made up of 3 or more property managers and service providers. The team is always led by a Property Manager. Each team member is screened for potential conflicts of interest before judging categories are assigned. Each team member must judge all buildings within a category for his or her scoring to count.

Starting in late August or Early September, each team leader will contact the property manager entrants to schedule a convenient time for a building tour. During the site visit, each member of the team independently rates your building in a variety of building management areas. The members will tally a final total, provide comments, and return their score sheets to the Team Leader. The Judging Co-Chair collects all score sheets, records the scoring and rankings for each building category to determine the winner. The winners are closely-held until the announcement at the TOBY Gala.

GETTING PREPARED

Entering the TOBY Awards doesn't have to be a chore, and we're here to help make the process seamless. Every year, we provide two events where commercial property management professionals can learn tips and tricks from experienced TOBY entrants.

These are great networking opportunities and you will learn how to prepare for judging to gain an edge! You do NOT have to enter your building to attend. However, you must manage commercial properties in Broward or Palm Beach to receive this free training. 

  • We'll share a few more secrets at our annual PM Mixer at The Apothocary 330 as well. This event is a great place to meet and mingle with your industry peers. We'll have additional drawings and lots of sophisticated fun. This event is brought to you by Rapid Response.  (Event has passed)
  • CRE Property Management CRE Secrets & Sangria is where you will have the opportunity to learn from past winners and tour an Award Winning Property. You will learn tips and tricks from seasoned property managers so you can feel confident in entering your building. ABOUT INDIVIDUAL AWARDS

In addition to The Outstanding Building of the Year Awards, BOMA FTLPB recognizes individuals that have made significant contributions to the organization and commercial real estate community. All nominees must meet General Awards Criteria and individual award criteria.

 GENERAL AWARDS CRITERIA

1.  Individuals submitting a nomination must be a member in good standing of BOMA Fort Lauderdale and the Palm Beaches. 

2.  Individual receiving award must be a member in good standing of BOMA Fort Lauderdale and the Palm Beaches, except that, for Building Engineer of the Year, the nominee does not have to be a member.  For a Building Engineer to be eligible to receive an award, the property he/she oversees must be entered into the TOBY competition for the current year in which the applicant is nominated.

3.  Submissions must be entered online using the online 'Building' or 'Individual' nomination form.  Please explain items in detail that would help support nominees qualifications. Submitter’s writing skill is not a factor in judging the nominee

4.   Deadline for individual awards is by October 1st.

 Associate Member of the Year

Nominee should promote BOMA Fort Lauderdale and the Palm Beaches with a high level of active involvement in the association.  Nominee attends most or all functions, provides sponsorships or other active support, is active with committee involvement, membership promotion, etc., over and above general membership.  Nominee is known for providing a high level of professionalism when dealing with clients, other BOMA members, and the commercial real estate community. 

To be eligible, nominee may not have won award in the last two years.

 Building Engineer of the Year

Nominee must be a building or facilities engineer for commercial, retail, industrial, flex, medical, or any combination thereof, for real estate property in Broward, Palm Beach, or Martin County.  Nominee should actively seeks BOMA associate members for consideration on any contracts for the managed property.  Nominee should provide a high level of professionalism when dealing with clients, other BOMA members, and the commercial real estate community.  Nominee operates the facility to the highest standard in accordance with BOMA's, TOBY guidelines.

 Outstanding Member of the Year

Nominee may be in any member category.  Nominee should promotes BOMA Fort Lauderdale and the Palm Beaches with the highest level of active involvement in the association by attending most or all functions, providing sponsorships or other support, and is active with committee and/or Board involvement.  Nominee displays a high level of professionalism and contributes to the organization and the Commercial Real Estate industry, over and above usual levels of participation.

Nominee may not have won this award in the last two years.

 Property Manager of the Year                  

Nominee should actively seeks BOMA associate members for consideration on any contracts for the managed property.  Nominee is known for providing a high level of professionalism when dealing with clients, other BOMA members, and the commercial real estate community.

Manages the property to the highest standards an accordance with BOMA’s, TOBY guidelines.

 Rising Star

Nominee may be in any member category, but must have been a member less than 24 months.  Nominee should promote BOMA Fort Lauderdale and the Palm Beaches with a high level of active involvement in the association by attending most or all functions, providing sponsorships or other active support, and is active with committee involvement and membership promotion for the benefit of the organization.  Nominee provides a high level of professionalism when dealing with clients, other BOMA members, and the commercial real estate community.

 Ron Macklin Scholarship Award

In recognition of Ron Macklin's focus on excellence and his lifelong commitment to developing and mentoring real estate professionals, BOMA Fort Lauderdale + Palm Beaches has establish the Ron Macklin Scholarship Award.

Scholarship applicants must be currently entering, pursuing, or engaged in a career in the property or facility management industries.  In addition, the recipient must demonstate financial ned and be a local BOMA Fort Lauderdale + Palm Beaches member in good standing, or if a building engineer, there must be at least one paid local BOMA member in their firm.
