As part of an international program, the Outstanding Building of the Year (TOBY®) Award is the most prestigious and comprehensive program of its kind in the commercial real estate industry, recognizing quality in commercial buildings and rewarding excellence in building management. 

TOBY® Competition

The Outstanding Building of the Year Awards competition consists of three levels, beginning at the BOMA local association level. Winning entries advance from there to the regional level, and regional winners advance to the international level. Competition begins in September and winners are awarded at our annual event in November.

Important Changes

We understand that our local entrants may not be able to meet the time commitments required to compete in the BOMA International TOBY® competition. To ensure our property management community can take advantage of the benefits of competition, including education and peer reviews, we have created a pre-qualifying competition called the TOBY Choice Awards.

Beginning in 2024, entrants in Broward, Palm Beach and Martin counties must first compete and win the local TOBY Choice Awards to advance to the BOMA International TOBY® local, regional and International levels. The local TOBY Choice Awards criteria are largely based on standards set for the BOMA International TOBY® at the local, regional, and international levels.Find out about these changes.

Annual Gala

Every year, our local association honors our entrants and winners in grand style at the BOMA Fort Lauderdale/Palm Beaches TOBY® Gala. Compared to the Oscars of Property Management, it is one of our most anticipated events of the year.

The 2025 TOBY Choice Awards Gala will be held on November 14 at the Kravis Center for the Performing Arts in West Palm Beach.
